New Arts Space Approved for Old Town North

The project to be known as TideLock, located at 1033, 1055, and 1111 N. Fairfax Street, received development approvals in January 2022, including a rezoning, to build a mixed use complex featuring residential rentals and condominiums, an arts space, and retail space for a restaurant.  Buildings A and B are reconstructed on the concrete frame of the current office buildings.  Building C is entirely new construction.

Site Plan Concept: Building A is a residential condominium; Building B is multi-family rental; Building C is an arts and retail building.

The project contains 234 residential units in two buildings, including 15 “affordable” housing units contributed on site according to Alexandria’s Housing Policy as well as a monetary contribution to affordable housing; 5,001 sf art space in a new building facing N. Fairfax Street planned to be home to Levine Music, a music instruction business and in Building B; and 6,600 sf of retail and an arts space in Building C.  The project will provide pedestrian and streetscape improvements, publicly accessible open space, green building and site design features, a contribution of public art on site, and a contribution to the Old Town North Streetscape and Implementation Fund.

Levine Music has been selected as the occupant of the arts space at Tidelock.  Levine provides music instruction for students of all ages and backgrounds, in 22 instruments and voice.  It currently has campuses in Maryland, DC, and Virginia.  It provides opportunities for the community to see performances, both recitals and scheduled performances.

The education and learning center will be located in the ground floor of Building B, and will serve as instruction and practice space and feature two classrooms and a recording studio, as well as provide space for workshops and recitals. A smaller space located in Building C is performance space.  It will feature a 15-foot high ceiling and three garage door openings that allow for performances and events to spill out to the adjacent lawn space.
